Paver Sealing
Why should you seal your pavers?
Increases weather resistance.
Most pavers are naturally porous. This makes them susceptible to water damage and erosion, which is a big problem for Florida homeowners. Sealing adds a resistant layer to pavers that protects from the frequent Florida rain. It also protects the pavers from UV rays, which fade the natural color of the pavers. Wood Sealing and Staining
Deck and fence professionals such as ourselves often talk about wood stains and wood sealers. For the majority of people who don’t have experience working with wood, these are unfamiliar terms that need defining. So, in order to help you give your wood deck/fence the best care possible, we’ve put together this quick guide so that you can confidently answer the question: Do I stain or do I seal?
Before we dive into the difference between stains and sealers, it is important to mention what they have in common. Both are products that are designed to protect your wood, so either choice is better than nothing at all. Without the use of these maintenance products, you’ll end up paying a lot more money in the end, when you have to prematurely replace your entire deck or fence. That said, certain products will be a lot more effective than others.
Sealers
Deck or fence sealers are usually a clear/transparent finish that coats the outside surface of the wood. The primary function of a sealer is to repel moisture. It is very beneficial to have water-proof wood, as unwanted moisture can lead to fungal growth and wood rot. However, water is not the only threat to your wood. The sun’s UV rays can cause the colors to fade and turn gray, as well as cause cracking and splitting in the wood. Unfortunately, wood sealers contain very limited UV protection. Depending on the amount of sunlight your wood receives, your deck’s color may only last for 3-6 months with the use of a sealer, and usually needs to be reapplied on a yearly basis. Sealers are generally easy to apply and don’t require much expertise.
Stains
Unlike sealers, stains penetrate into the wood. Like the name suggests, a wood stain contains pigments that physically change the wood’s color. This gives the wood protection against harmful UV rays. Stains also have the same beneficial water-repelling qualities. There are many different types of stains, ranging from transparent stains, to semi-transparent stains, to solid stains. The right level of opacity depends on the type of surface and your personal preference. Applying a stain is a bit trickier than sealers, and is best left to professionals. Although a wood stain is more expensive than a sealer, it can last up to 5 times longer and looks more professional. So you certainly get your money’s worth
House SoftWash
A key difference between SoftWash and pressure wash, which you may have gathered from the names, is that one uses high pressure and the other uses a lower pressure. Pressure washing, or power washing, uses high-pressure water that runs anywhere from 1300 to 6000 PSI. 😳
Meanwhile, soft washing uses much less power than that and simply acts like a strong powered hose.
Another difference is what comes out of the hose with soft washing vs. pressure washing. While a pressure wash relies on the high-pressure water alone to clean properly, soft washing systems use a combination of cleaners, Algaecides, Concrete Sodium Hydrochloride, and water to ensure your exterior stays clean for the long term.

1) Legally Binding Agreement:
This invoice and these terms and conditions confirm the Agreement (the “Agreement”) between you (“Buyer”) and Exterior Surface Professionals, L.L.C. (“Seller”) for goods and services described herein (“Services”). Buyer’s acceptance of these terms and conditions shall be indicated by signing this Agreement and the payment of a security deposit. In the event that you breach this contract, any and all deposits made to the company shall be surrendered as damages.
2) Warranties:
All warranties are limited to those offered by the manufacturers of the products used. Exterior Surface Professionals, LLC makes no additional warranties. All warranty claims shall be asserted exclusively against the manufacturer of the products. THERE ARE NO WARRANTIES, WHETHER WRITTEN, ORAL, IMPLIED OR STATUTORILY, RELATING TO THE PRODUCTS. NO IMPLIED STATUTORY WARRANTY OF MERCHANTABILITY OR FITNESS FOR PARTICULAR PURPOSE APPLIED TO THE GOODS. Seller is an independent distributor unaffiliated with the manufacturers of the products it sells.
3) Water Usage:
By signing this agreement, you agree to provide Exterior Surface Professionals LLC the right to use an on-site water supply as needed to complete the stated project without compensation. If an exterior water supply is required, it will be at an additional charge. It is the customer’s responsibility to make sure the water supply is on and in working order before we arrive. Additional charges will be applied if water is not available.
4) Electrical Usage:
By signing this agreement, you agree to provide Exterior Surface Professionals LLC the right to use an on-site source of electricity as needed to complete the stated project without compensation. If an exterior source is required, it will be at an additional charge.
5) Color and Tone Concerns:
The properties and species of wood age and weather can greatly affect the resulting color or tone of the stain. Note: Variances may occur on individual boards as well as the total project, as densities and other characteristics vary across and throughout the wood. Exterior Surface Professionals LLC and its associates attempt to represent the original color and tones as best as possible. While we can often give you an idea of the overall color or tone you must expect some variance in the overall finish.
6) Courtesy:
While Exterior Surface Professionals LLC is on location and performing work on your property, you are responsible for keeping all children and pets, as well as other individuals away from the work area. Children and pets must be kept off the work surface for at least 24 hours after our work is completed. This is for your safety as well as our own.
7) Payments:
Payments to Exterior Surface Professionals LLC are due as per the contract schedule and are to be paid by check, electronic payments through Zelle, or cash. All balances are ALWAYS due upon completion of the Services. Any variance to this policy must be agreed upon and in writing on our contract. Late charges will be immediately assessed on all balances not paid in accordance with contract terms. The customer agrees to pay any collection cost incurred by Exterior Surface Professionals LLC related to the collection process of outstanding balances.
8) Scheduling:
Scheduling in a business which productivity relies upon the weather can be difficult. Inclement weather may affect scheduling. We try our best to keep scheduling conflicts to a minimum, however, circumstances that are beyond our control may affect your project start and completion dates. You will be notified of any changes.
9) Removal & Replacement of Deck Contents:
Removal and replacement of grills, deck furniture, planters, and any other items are the responsibility of the homeowner. Should we need to remove items from the deck, we will not be responsible for any damage, breakage or for storage issues. An additional charge may be applied for the time and labor devoted to the removal of these items.
10) Damages:
Exterior Surface Professionals LLC is not responsible for damages due to improperly installed siding, improperly installed pavers, loose shingles or siding, broken or opened windows, improperly sealed windows and doors, wood rot, defective construction, improperly secured wires, loose or improperly installed gutters, and leaders and improper caulking. In every aluminum siding case and in some cases with vinyl siding, the sun and weather will bleach the color or cause fading. Power washing, which entails the removal of chalky, gritty, or failing surface materials may cause the faded aspects of the vinyl or aluminum to stand out. Exterior Surface Professionals LLC will not be responsible for such conditions. Exterior Surface Professionals LLC will not be responsible for loose mortar that may dislodge during the cleaning process.
11) Stains:
Some stains cannot be removed by power washing. Tree sap, artillery fungus, splatters from stains and paints are examples of materials that cannot be removed by conventional means. We make every attempt to point these areas out to the customer when quoting the project. Sometimes these stains cannot be removed at all.
12) Watertight:
Exterior Surface Professionals LLC Services expects your property to be in good repair and weathertight. This includes but is not limited to all electrical services including receptacles and light structures. Doors and windows shall also be weathertight. Exterior Surface Professionals LLC Services is not responsible for damages as a result of water infiltration from poor or improper installation, maintenance, or repair of electrical-related items or doors or windows. Exterior Surface Professionals LLC cannot guarantee removal of artillery fungus from exterior house surfaces.
13) Window Spotting:
Windows may become water spotted as a result of our services. Window cleaning is NOT included.
14) Concrete:
The appearance of concrete depends on a number of factors most linked to when the concrete was initially poured and cured. When concrete with dirt, mold, mildew, algae and other pollutants and stains is cleaned, the concrete will then reveal any and all imperfections that the pollutants and stains have covered up. The customer understands that not all concrete will look the same even on the same driveway, patio, sidewalk, or concrete slab.
15) Limitation on Liability:
Seller’s liability on any claim relating to the Goods or Services or their sale, resale, operation or use, whether based on contract, warranty, tort (including negligence) or other grounds, will not exceed the price allocable to such Goods and Services. SELLER WILL NOT BE LIABLE FOR SPECIAL, CONSEQUENTIAL, INCICDENTAL OR PUNITIVE DAMAGES INCLUDING, BUT NOT LIMITED TO, LOSS OF PROFITS OR REVENUE, LOST DATA OR ANY DAMAGES TO THIRD PARTIES PAID BY BUYER, LOSS OF WARRANTY, LOSS OF USE OF THE PRODUCT OR ANY ASSOCAITED PRODUCT, COST OF CAPITAL, SOT OF SUBSTITUTE PRODUCTS, FACILITIES OR SERVICES, DOWNTIME COSTS, OR ANY CLAIMS OF CUSTOMERS OF BUYER FOR SUCH DAMAGES.
16) Waiver or Modification:
No waiver or modification of this Agreement will be binging upon Seller unless agreed to by Seller in a signed writing. Failure by Seller to enforce strict compliance with this Agreement will not constitute a waiver of any of the provisions of this Agreement.
17) Severability; Force Majeures:
If any provision of this Agreement is or becomes void or unenforceable for any reason then the validity of the remaining provisions will not be affected. Seller will not be in breach of this Agreement because of delays in or nonperformance caused by circumstances beyond reasonable control or other force majeure.
18) Choice of Law; Jurisdiction; Attorney Fees:
This Agreement will be governed by the laws of the State of Florida (without regard to principles of conflict of laws). Any claims arising out of or related to this Agreement, or the Goods and Services shall be brought exclusively in St. Johns County, Florida. If it is necessary for Seller to commence collection efforts against Buyer for any indebtedness due or to otherwise enforce this Agreement, Seller will be entitled to recover from Buyer its reasonable attorneys’ fees and costs, including the reasonable fees of in-house counsel.
